Construction Phase
A. Bid Coordination
Galloway qualifies contractors and coordinates the review and selection process on behalf of the client.
Galloway prepares requests for proposals (RFP’s) for contractor
bids, coordinates and conducts pre-bid meetings with potential
contractors to ensure that the appropriate scope of work is bid, and
expedites requests for information (RFI’s) turnaround from bidders
during the bid period and publishes addenda.
Galloway then reviews and evaluates bids, makes recommendations
to the client based on bid results, and prepares the construction
contract between owner and contractor and expedites their approvals to
start.
B. Construction Contract Administration
Galloway provides periodic construction coordination and
reporting to the owner from construction start through occupancy
approval.
Galloway performs construction observation for compliance with LEED requirements.
Galloway prepares detailed reviews and negotiation of project change orders.
Galloway manages contractor submittals and expedites reviews to meet the project schedule.
Galloway reviews and verifies payment applications, and reports
and documents completed work to/for the owner and financial
institutions.
Galloway prepares punch lists for compliance to construction documents and expedites completion via the contractor.
Galloway manages and prepares warranty walk-through deficiency reports.
Galloway performs Storm Water Pollution Prevention Plan audits for EPA compliance.
C. Project Closeout
Galloway performs a post-project evaluation to determine “lessons learned” with the contractor on behalf of the client.
Galloway assists the client in monitoring warranty issues, obtaining lien releases, etc., to close out the project.
Galloway assists in monitoring timelines related to bonds and/or
letters of credit posted by the client and assists in obtaining timely
release of these securities.
Galloway coordinates the production of “as-built” drawings, improvement surveys, etc.
