Pre-Development Phase


 

A. Site Selection

Galloway evaluates possible sites for the client by researching the pros/cons of different sites; identifying key entitlement, sustainable design, and/or construction constraints; preparing preliminary project schedules and cost estimates; and assisting in the preparation of development pro-forma.

B. Conceptual Design

Galloway creates a conceptual site plan(s) that verifies and demonstrates suitability of a site for the client’s project goals and intended use.

C. Real Estate Contract Coordination

Galloway coordinates with and provides background information to our client’s real estate representatives.

Galloway assists the client with evaluating terms of real estate deals, such as contractual dates, items that our client will be contractually responsible for, and restrictions that might affect our client’s design/use of the property.

Galloway assists in reviewing and/or preparing development agreements, restriction agreements, CC&R’s, and other necessary documents that may be required for a specific real estate transaction.
