Commissioning

Galloway commissioning services support the VISION and SUSTAINABILITY of your building project. We are your advocate for navigating increasingly complex building systems.

As building systems become more sophisticated, there is an increased need to assure proper integration and connectivity of energy systems throughout the building. The commissioning process advocates for the owner’s interests and supports energy efficiency from start to finish. We lead, review, and execute commissioning activities with the goal of creating a high-performance, energy-efficient building, thus reducing the building’s energy footprint. Galloway’s commissioning agents maintain independence from the design team and construction manager throughout the entire process. Our goal is to empower clients, support energy savings, add return on investment, and assist in navigating complex code requirements related to the building permit process.

WHAT IS COMMISSIONING?
Commissioning identifies construction issues prior to building occupancy, when they are more easily addressed with the contractor. Tests are run on installed systems to identify installation and controls issues, which are then resolved while the contractor is still on site.

SERVICES
Commissioning per energy codes (2015 IECC & 2016 CA CEC) | LEED commissioning per U.S. Green Building Council
Property Assessed Clean Energy (PACE) energy audits per ASHRAE guidelines (Level 1, 2, & 3)

Commissioning Objectives

  • Deliver buildings that meet the owner’s project requirements (OPR).
  • Prevent or eliminate problems inexpensively through proactive quality control techniques.
  • Verify systems are installed and working correctly, and benchmark operations.
  • Lower overall life-cycle costs for the owner by identifying issues with systems that cause unnecessary energy use.
  • Provide documentation and records on the design, construction, and testing to facilitate operation and maintenance of the facility.
  • Implement trend logs as well as automated and semiautomated commissioning tools to enable ongoing commissioning by O&M staff.
  • Maintain facility performance for the entire life-cycle of the building.
